Decided it’s finally time to move out of my parents’ house (they’ve decided that I should probably start paying rent). Going to be splitting a 2 bedroom with a good friend of mine (we’re going to get a nice contract drawn up that prevents non-payment in case either of us wants out early). Should be interesting. It's hard to find an affordable place in Indy that we won't be either shot at or robbed.
Also, I thought this was kinda funny.

Your contract sentence isn’t making a lot of sense to me so thought I’d offer advice. That’s what we’re here for, right. Anyways, if you’re talking about an agreement between you and your roommate, an email with a reply in agreement is legally as good as any fancy contract so don’t overthink it. And I think what you want is an agreement about written notice in case one of you has to split (30-90 days? Your call). Just email each other the bullet points of your agreement. Can I offer a suggestion? Sit down and write out an agreement about chores around the house and expectations. Washing dishes, sweeping the floor, cleaning the bathroom and what “cleaning the bathroom” means . Cleaning up after guests are over, pubic hair in the shower, use of said shower by Significant Others when they spend the night (after night after night; should be so lucky, right?).
Quiet hours based upon work schedules (you each have jobs, haven’t you?). Who buys toilet paper? Kleenexes? Who takes out the trash, and when? Having guests over (quiet hours). Bro parties (quiet hours). Television and music volume (quiet hours).
Just sayin’. It’s easier to sort this out now, than it is once Roommate B discovers that Roommate A is a lazy lardass who leaves gators in the toilet for for Roommate B to discover when he gets home from work, or doesn’t raise the toilet seat when he takes a piss and pisses all over the toilet seat.

We both work opposite schedules (he works days, I work nights) but neither of us are big partiers. And I don’t work weekends, so I can party then. I’ve known him since the freshman year of HS and we’re both nearing year 3 of college, so I know that he’s not a big problem causer. He may actually be too uptight to keep a messy house and party all the time (if at all).
In fact, he had a friend living at his house for a while who was a total ass. The dude would smoke weed in the house (he was living with the guy’s parents) and order pizzas at like 2am on a weekday.

Basically, I don't want either of us to be stuck living in the place and paying twice as much without being able to do anything about it. More or less, I just want to make sure we both keep paying until we are able to leave the lease.

Ah, but imagine yourself in both situations. What if you have to move out right away for some reason; what’s a fair amount of time/rent to pay? Typically it’s 30 days. In reality, though, the notice requirement will be in your lease, so you’ll likely just agree with your roommate to honor everything in your lease agreement. Worry more about your landlord, they're way more likely to catch you unawares than your roommate. Read your lease agreement and understand it. You got this.

The quickest way to lose a best friend is to move in together. Every year, thousands of freshmen learn this lesson when they go off to college and room with their best friend from high school. I did it myself.
O.C.’s advice is VERY GOOD ADVICE. Lay down the rules before you move in together. There are plenty of samples out there. If the two of you can’t see the sense in doing this or won’t agree on putting something together in writing, the two of you aren’t mature enough to strike out on your own.

Yikes! Good luck. My wife and I both served in the Army and had a long string of roommates. Sometimes, cleaning up after them was preferrable by far to getting another roommate. The worst was when they were a slob and a butthole both, and you were stuck with them. That was the worst.

So, for giggles, what is an “affordable place” in Indy?
I always find this shocking, since I’ve always lived places where rent is comically expensive and buying a house would cost 2-6 times as much. In a large portion of the country (with a smaller share of the population), it's distinctly cheaper to buy than rent.

Like 550/month for a 2br in a complex that literally has murders in the parking lot. Not expensive compared to San Fran or something, but still. Going up to 600/month puts us in a far better neighborhood that isn't so murderific.

One of my dad’s roommates during college didn't bathe. Like legitimately never bathed for the entire 6 months he was there. Him and the other guy agreed that he needed to go.

You can’t get a 1/1 within 80 miles of where I live for $600. You’d need to pay at least $1200-1500/month to get murdered in the parking lot of a 2/1 apartment around here.
Where I used to live, that number would be about $2000-2500. A decent place down there now goes for $3500-4000.

Are you sure you have realistic expectations of what “affordable” means, when it comes to rent? I live in the Detroit area, and the price you’re looking for doesn’t even exist in most of our ghetto areas. It’s $750/mo or more if you want a 2 bedroom in any reasonable area, and rarely less unless you find one on special...

Check around 89th and towne. There are a couple complexes over there. I used to live in Pickwick Farms/Pickwick Place (I don’t remember. It was 10 years ago) that was a decent place. A studio was 420/mo. Looks like a 2br/2ba is $669 currently. I know you already found a place, but here is a link.

Stuff happens man. Gotta prepare for anything. My freshman roommate had a family issue pop up and had to move out midway through our first semester. It was a dorm though, and my rate didn’t go up, so I didn’t complain about the extra space.
